This placing represents support for Sir Stuart Lipton, the property guru behind London鈥檚 Broadgate. Lipton is now working with Elliott Bernerd in developer Chelsfield Partners.

Circle Anglia

Much of this housing association鈥檚 development is in key regeneration areas such as Thames Gateway. One nomination praised development director Andy Doylend as 鈥渋nnovative鈥 and willing to go the extra mile鈥.

Development Securities

The developer is best known for the PaddingtonCentral office-led scheme with its high-quality public realm. One voter praised it for 鈥渟ingle-handedly creating a new office location at Paddington鈥.

Genesis Housing Group

The affordable housing provider is an innovator, with initiatives like the Logic Homes consortium to its credit. As one voter noted: 鈥淭hey are prepared to push the boundaries and think creatively to deliver.鈥 Grainger PLC

Landlord Grainger is now active as a regeneration developer creating homes, offices, retail and community facilities through such projects as the 208-home Hornsey Road project in north London.

Hammerson

The developer was nominated and listed largely for its efforts to regenerate Cricklewood, north London. The project will regenerate 240ha of derelict land around Brent Cross shopping centre.

Igloo

Igloo Regeneration Fund is listed for putting financial muscle into regeneration projects. Its projects include Roath Basin in Cardiff, a scheme of 1 million ft2 of commercial space and more than 1,000 homes.

Hull City Build

With ING Real Estate鈥檚 拢200m St Stephen鈥檚 mixed-use scheme on site, the delivery agency is prompting serious activity in Hull. One voter praised it for 鈥済oing about regeneration in a creative way.鈥

In Partnership

This small developer helps deliver large-scale transformation by working with local authorities and public bodies. Voters praised its partnership approach and its managing director Duncan Sutherland.

Isis Waterside Regeneration

Formed specifically to develop land assets alongside waterways, the developer has made a name for the design quality of schemes such as Islington Wharf in Manchester and Granary Wharf in Leeds.

Land Securities

The developer is best known for its plans for Ebbsfleet, the new community alongside the Channel Tunnel Rail Link. But the company is also delivering such projects as the retail-led Princesshay scheme in Exeter.

Lend Lease

The developer behind the 拢5bn regeneration of Greenwich Peninsula has, in Europe chair Nigel Hugill and development director Robin Butler, 鈥渋mmense knowledge of regeneration and planning鈥, says one voter.

London & Quadrant Group

The South-east-based HA and its low-cost home ownership companion Tower Homes have all it takes to produce mixed communities. Its flagship scheme is Stratford Eye, homes and office space in east London.

London Borough of Barking and Dagenham

Barking won praise for the current redevelopment of the town centre. It was also recognised for 鈥渢aking on the challenge of turning around a difficult location, amid community tensions鈥.

London Borough of Lewisham

The borough is using SRB funding to improve retail in the town centre. Now it is attracting private money as AMEC and Taylor Woodrow are set to deliver the 拢250m Lewisham Gateway scheme.

London Borough of Southwark

Overall, 40% of the borough is undergoing regeneration with 拢40bn worth of projects under construction. Among those is the Heygate Estate, a key piece of the Elephant and Castle revamp.

London Development Agency

Mayor Ken Livingstone鈥檚 agency is best known for acquiring the land for the 2012 Olympics. One voter noted: 鈥淚t has a big challenge on its hands in helping to deliver the Olympics.鈥

Mansfield council

The council鈥檚 鈥減roactive鈥 and 鈥渋nnovative鈥 approach and its refusal to concede defeat when excluded from the government鈥檚 original housing market renewal pathfinder programme won the respect of our readers.

Metropolitan Housing Trust

The affordable housing provider was nominated for: 鈥淕etting on with the unglamorous business of regenerating inner city estates and neighbourhoods.鈥 Chief executive Tony Shoults was praised.

Plus Housing Group

Affordable housing provider Plus is developing 1,000 homes in its 2006-2008 programme and many of those are in tough locations, including the pathfinder areas of Liverpool and East Lancashire.

RegenCo Urban Regeneration Company

RegenCo faces challenges in tackling physical and social regeneration issues. Still it remains ambitious, with a CZWG-designed 1,500-unit scheme at North Smethwick in the pipeline.

Thames Valley Housing Association

This housing association has a major development programme in the South-east, and is a construction innovator as one nomination recognised: 鈥淚t is happy to pioneer new technology.鈥

Yorkshire Forward

The regional development agency has its policies in place and a string of projects in progress in locations as diverse as Sheffield city centre, Wakefield, Bradford and Scarborough.
